How do you know your concrete floor needs leveling?

Most leveling jobs start with something you notice underfoot or when the old floor comes up, and dealing with it before a new floor goes in saves tearing that one out later.

  1. A floor that dips or slopes

A ball rolls to one corner or a level rocks on the floor. That's usually an uneven old pour, and new tile laid over it tends to crack or rock.

  2. Rough, pitted or worn concrete

The surface flakes, shows stone or has pits where it's worn. That's usually a tired top layer, and it keeps wearing and dusting the longer it's left bare.

  3. Patches from old repairs

Spots filled at different times sit higher or lower than the floor around them. Any new covering will show those edges, so they're worth evening out first.

  4. Glue left after old flooring

Tearing out carpet, tile or vinyl often leaves glue and ridges behind. Those must come off before a leveler bonds, so the new floor waits until they do.

  5. Damp or dark spots on the slab

Dark patches, white powder or a musty smell usually mean moisture coming up through the slab. Covering it without a test is how new floors lift and fail.

  6. A bare floor you want finished

A plain gray basement or shop floor you'd rather not cover. A topping can become the finished floor, and bare concrete only picks up more stains and wear while it waits.

How we handle self-leveling concrete and overlays

Self-leveling concrete is a cement-based mix that flows out over the slab you have and sets into a smooth, level surface. The first thing I do is help you decide what it's for, because an underlayment goes under a new floor covering, a topping becomes the floor itself, and they're not the same product. Then we test the slab for moisture, since a leveler won't cure on a damp floor. Our crew grinds the concrete until it's clean and sound, with the old glue, oil and dust gone, and then we pour, and I'll be honest with you about what the old slab will still show once the new layer is down. The price moves with the room's size, the prep the slab needs and the finish you pick. The schedule turns on the moisture test and the weather, and your estimate gives you the figure for your own floor.

Some floors need work before we can level them. If old tile, carpet glue or a worn coating is still on the slab, our concrete floor stripping and removal takes it down to bare concrete first. Some cement-based toppings are made for outdoor use as well, so if the concrete around your pool is the problem, we'll look at it alongside our pool deck coatings and resurfacing and recommend whichever suits it.

What happens when you call about a self-leveling floor in Kokomo?

Here's how a leveling job runs, from the first call and the slab check to the day we walk the finished floor with you.

  1. Call or send the form

We reply and set a time for me to come out. I look over the slab and check it for moisture, old coatings and cracks.

  2. Go over your estimate

Your estimate explains the prep the slab needs as well as the finish, so you can see where the work goes before you decide.

  3. Prep, pour and cure

We schedule around you and the weather. One maker's guide keeps the room between 50°F and 95°F before the pour and at least 72 hours after.

Questions about leveling a floor

These are questions I hear about leveling concrete floors. If yours isn't here, call or send the form and I'll answer it for your slab.

What is the difference between a self-leveling underlayment and a topping?

An underlayment goes under a new floor covering, and a topping is the floor you walk on. One maker's underlayment is for indoor use and has to be covered before it takes traffic, because it isn't made to be worn. Toppings can take color, dyes, sealers or acid stain, and one maker's can be ground and polished to a high gloss for rooms with foot traffic and light rubber-wheeled carts.

Will self-leveling concrete hide the cracks in my floor?

No. It makes the floor level, but defects in the old slab carry through to the new surface, and the joints cut into the slab so it can move run up through the new layer as well. I'd rather you know that at the estimate than find it after the pour.

Does my concrete slab need a moisture test before self-leveling?

Yes. One maker's guide has the slab tested for moisture to the flooring maker's specifications before any of its self-leveling products go down. Those products don't stop moisture coming up through a damp slab, so the test has to come first, and I do it when I first look at your floor.

How long does self-leveling concrete take before new flooring can go down?

One maker's topping can take floor coverings in as little as 18 to 24 hours under typical conditions. Other products and a cold room can change that, so I'll tell you the wait for the product going on your floor.

How much does it cost to level a concrete floor in Kokomo?

Your price comes from the room's size, how far the floor is out of level and how much prep the slab needs before anything is poured. Removing old glue or coatings and choosing a decorative topping add to it, while a plain underlayment under new flooring usually keeps it lower. I'll give you the figure for your floor at the estimate.

How do I get old flooring glue off concrete before leveling?

Have it tested before anyone sands or grinds it. One maker's guide says all cutback adhesive, the black glue found under older tile, should be tested for asbestos before removal, and cutback that contains asbestos is left unsanded. Ask whoever does your floor how the old adhesive will be tested.

Kokomo and the cities around it

In Kokomo the building commissioner issues permits for work that alters a structure, so we check first and handle the paperwork when one's needed. We also work in Carmel, Peru and others.

Have your Kokomo slab tested before you pick a floor

Knowing whether your room needs an underlayment or a topping before you buy tile or plank means the floor you order suits the slab.
