How can you tell your concrete floor needs polishing?
Bare concrete that's dull, dusty or patched with a failing coating usually gets worse with traffic, so it pays to look at the slab before small problems spread.
Dust on shoes and shelves
Bare concrete that sheds a fine gray dust usually has a soft, worn top layer. Left alone, it keeps wearing and that dust ends up throughout the building.
A coating that keeps peeling
Peeling or lifting patches usually mean moisture or a weak bond under the coating. Patching tends to fail the same way, so the bare spots keep spreading.
A dim room, a dull floor
Rough gray concrete soaks up light, so rooms look dim even with good fixtures. A polished surface reflects light, and putting it off just means living with the gloom.
Dirt that won't mop out
Rough concrete grabs dirt and spills, so it never quite looks clean. Stains left to sit usually soak deeper, and it takes more grinding to lift them.
Worn lanes in busy aisles
In shops and stores, foot traffic wears dull lanes into bare concrete. Those lanes keep widening, and customers notice a floor that looks tired.
Old glue and sealer marks
Leftover carpet glue or patchy old sealer leaves a blotchy floor after the covering comes up. It all has to come off before polishing, and waiting lets dirt pack into it.
How we handle polished concrete flooring
At Kokomo Anchor Epoxy Flooring, polished concrete flooring starts with the slab you already have, because polishing shows off that concrete rather than covering it. Before we talk about gloss, I look closely at its flatness and trowel finish. We then polish a sample spot so you can see how much of the aggregate stone in the concrete will show, and once you're happy with it we grind and polish the rest in passes, keeping the dust down as we go. The price moves mostly with the size of the floor, any cracks or old coatings that have to be dealt with first and how deep you want the stone to show, and the schedule turns on that prep and on when the room can be cleared. We do this work in Kokomo and the cities around it, and your estimate lays out the prep as well as the finish so you can see what you're paying for.
Some floors are better served by a related finish. If you'd like color worked into the concrete, stained concrete flooring gives the slab a richer tone, and if your concrete can't give you the stone look you're after, terrazzo flooring sets decorative chips into a new surface that's then ground and polished. When old glue or a worn coating is in the way, we take it off first through our concrete floor stripping and removal work.

Questions about polished concrete
These answers cover what people usually want to know before polishing a slab. If your question isn't here, call us and I'll answer it for your own floor.
How much does polished concrete flooring cost in Kokomo?
Polishing concrete across the US usually costs about $8 to $9 per square foot. That's a national figure for the work, not our price, so I give you a figure for your own floor once I've seen the slab, with the prep listed as well as the finish.
How is a polished concrete floor made?
A polished floor is made by cutting or honing an existing indoor slab, adding a dye if you want color, then a densifier and a guard coat, and polishing it to the gloss you choose. Nothing new is poured, so you end up with your own concrete as a smooth, durable floor that reflects light and is easy to maintain.
Is a polished concrete floor slippery?
Not by the measure one trade group used in its tests, where polished concrete stayed well above the required slip resistance level even at very high gloss. Slip resistance changed with the gloss level but not with how much stone showed, so the amount of stone you pick is a matter of looks. It's the same kind of floor used in schools, hospitals, restaurants and retail stores with heavy foot traffic.
How do I know if my concrete slab is good enough to polish?
Your slab has to be in good shape already, because polishing refines the real concrete and grinding can't fix a bad one. Its flatness, trowel finish, where the stone settled and how it was cured all show in the finished floor. I check those on my visit, and I'd rather tell you a slab isn't ready than polish a floor you won't be happy with.
What is the best way to choose between polished concrete and an epoxy coating?
Choose by what the floor has to stand up to. A coating gives chemical resistance and a seamless surface that bare concrete lacks, but it depends on the slab's moisture and a good bond, while polished concrete gives up that chemical resistance and can't peel, because nothing sits on top to come loose. If your floor sees spilled chemicals, I'd point you to epoxy floor coatings, and if it's a sound slab, I'd polish it.
Do I need a permit for polished concrete flooring in Kokomo?
It depends on the property and the work, so we check with the local permit office before we start and handle the paperwork when a permit is needed. For commercial projects, the City of Kokomo permits department guides the process, and its guide says a project may need approvals beyond a building permit before work can begin. Business owners can schedule a consultation with the department or call (765) 456-7362 with questions about a specific project.
